Chennai is a densely populated city in the state of TamilNadu, India. Renting a house in Chennai of your choice and your budget is a tough task. From my personal experience, I would like to give you some tips so that the task is easier for you.
You should first write down a few names of the localities that you wish to move. You should find a place that is close to your workplace and your kids school.Of course, do not forget that it should be close to your spouse workplace as well.
The next phase is house hunting. Begin looking into Chennai classified websites and Chennai local newspapers. There are brokers in Chennai who can help you find a house very easily, but I suggest you never approach a broker because you will end up paying one month rent to the broker. Rent brokers in Chennai set their own charges.
Once you have found a house that suits your budget, take your spouse and visit the house. Do not forget to check the following.
- Individual Electricity Meter:
- Maintenance Charges: In Chennai, the maintenance charges is to be borne by the tenant.
- Water facilities
- Parking facilities:
- Security arrangements:
- Repairs in the house: Ask your landlord to get it repaired or you get it repaired and produce the bill.
Beware that some landlords in Chennai set a standard rate of 3 to 4 rupees an unit which is against the rules of the electricity board of Tamilnadu.
Due to lack of space, you cannot expect a car parking space in Chennai, unless it is a well organized apartment.
After you have checked the above, speak to the landlord about the advance. In Chennai, the advance is calculated as the rent multiplied by 10. The advance is always negotiable.
